Each wall is 12� thick with a core of 6� of solid concrete and reinforcing steel sandwiched between two 2.5� layers of closed cell Styrofoam. As the owner of this home you will experience an exceptionally quiet environment (two thirds of the exterior noise will be excluded), lowered cost of energy (the energy bills to heat and cool this home will be 40% - 50% less than comparable frame homes). Effectively the wall system performs as an R-50 insulation factor and even temperatures, high thermal mass of the home will assure that the house maintains a much more even temperature without the high and low swings of a conventional frame home. This style of home is incredibly durable and safe. This is a 200 year home, built by exceptional craftsmen. These walls will stand anything nature or man can throw at them. As an earth friendly green construction home, 10 fewer trees were consumed to build this home. Throughout its� lifetime, this house will produce one to two tons less carbon emissions each year. Do you worry about mold or decay? No. With ICF concrete and foam walls, there is virtually no concern for mold issues. EPS foam does not support the growth of mold. What about air quality? Off gassing? The EPS foam and concrete are inert in terms of off-gassing. Is this foam a problem if there should be a fire? The EPS foam used in the walls is the same as in drinking cups with the big exception that it has a fire retardant added. Should a fire start inside and the foam be directly exposed to it, the foam would melt but not support a fire. State of the art healthy heating and ventilation system consisting of radiant floor heating is a type of heat that provides up to 30% savings in energy over a stand forced air system. It has better heat retention with less heat loss when you open a door or window and less heat loss through walls and ceilings. While providing the ideal heat pattern with warm floors, slightly cooler temperature at eye level and cool areas near the ceiling. The Environmental Protection Agency states that 30% of new and renovated buildings have unhealthy air; and the EPA cites indoor air pollution as one of the top five risks facing the public today. The radiant floor heat creates a healthier home with no air blowing dust or allergens throughout the home, along with heat recovery ventilator with exchanges the inside stale air with fresh air. If you have health concerns, asthma or allergies this is the home for you. The cabinets, doors and molding throughout this home are made from Lyptus, a very innovative new hardwood product and on of todays number one green hardwood. Lyptus represents a new concept in forest management. A premium-grade hardwood, this Eucalyptus hybrid is grown in South America on highly productive plantations, interspersed with reintroduced indigenous trees to prevent native ecosystems. Lyptus is produced using sustainable forestry practices. These trees reach 140� tall and 30� in diameter in just 18 years, compared to 50-120 years for traditional tropical exotic hardwoods. Ivy Construction does not build with wood from endangered forests. Using Lyptus helps stop the destruction of the rain forests. Ivy Construction maintains their environmental consciousness by using recycled materials when ever possible and has used recycled materials in the upstairs bath shower. The limestone tiles were from slab remnants that were customized and have created a very elegant finished product. On the technical side this home is equipped with an �On_Q� System. The On-Q home base solution provides a solid foundation for a home�s electronic infrastructure and is required to expand home network services. The base solution allows the home owner access to telephone and cable TV services at various outlets throughout the home.
